STAGING

SELLS

THAT

Strategic staging and design that help homes sell faster, for more.

Staging That Sells is our full-service staging experience that turns your property into a space that potential buyers connect with instantly. These are the kind of listings that photograph beautifully, show effortlessly, and sell faster - without lowering the price. When a home feels right, buyers stop comparing and start offering.

TRUSTED BY

When a property first hits the market, you have one chance to make it worth the price you’re asking.

That moment happens in seconds — before they read the description, before they schedule a showing, before they ever step inside. Staging makes that moment work in your favor, by transforming your property from “just listed” to “must see.” It helps buyers imagine life there, and it makes every photo, every showing, every detail feel elevated and intentional.

A stronger first impression

Your listing looks premium from day one, creating immediate interest and urgency.

Serious offers,
faster

Homes that feel move-in ready attract buyers who are ready to act, not browse.

Higher perceived value

Buyers don’t want to see a project. They see possibility and they’re willing to pay for it.

Confidence in your price

Go to market positioned above the competition, not forced to adjust later.

We handle everything, from design to delivery, showing the home’s full potential.

WHY STAGING WORKS BETTER THAN A PRICE DROP

Buyers make decisions emotionally before they make them financially.

They are not evaluating cost per square foot. They are comparing feelings; comfort, aspiration, belonging, and their future. Our process combines design psychology with a data-backed strategy, to create spaces that appeal to both sides of a buyer’s brain: emotion and logic. The result is a property that feels right and performs even better.

I’m Your Stager, Georgie Schielke

Real estate agent, designer, and CEO of Block & Barker, where we design, stage, and invest in properties that outperform the competition.

For the past decade, I’ve been designing homes across Rhode Island, Connecticut, and New York, from luxury listings to short-term rentals. Every project starts the same way: with a deep understanding of how people make decisions about space, value, and emotion.

My work bridges these worlds - combining the psychology of design with the strategy of real estate.
Whether we are staging a home to sell faster or designing a rental property, my goal is always to make every property look, feel, and perform like an investment.

Start Your Staging Project

From First Chat to Final Showing

Every project starts with a conversation. We talk about your property, price point, square footage, and layout to understand how to position it best for your target buyer.

From there, we draft a custom proposal outlining the scope, cost, and timeline. Once approved, we confirm your staging date, handle all logistics, and prepare your property to launch strong.

After installation, your home remains fully staged for one month, with the option to extend as needed. Finally, we return for removal, simple, seamless, and handled entirely by our team.

Park Lane Elegance

AFTER

BEFORE

BEFORE
A large, home that felt outdated and disconnected. The rooms were generous but directionless, leaving buyers unable to read flow or purpose. The property had everything square footage, location, updates, except emotion.

AFTER
We staged it to highlight lifestyle, not just layout. Defined conversation zones, layered textures, and subtle color cohesion gave the home rhythm. Instead of feeling like “a lot of house,” it began to feel like a dream lived in real time — where each room had a reason to exist.

A Yonkers renovation needed story

AFTER

BEFORE

BEFORE
A full gut renovation, clean, modern, and ready, but cold. The investor had done everything right on paper: new flooring, updated kitchen, neutral palette. Still, showings lacked energy and buyers struggled to imagine life inside.

AFTER
We layered personality into the property without compromising its “new build” feel. Warm textures and purposeful furniture placement gave each area a sense of scale and narrative. The kitchen became a gathering space, the living room an invitation for dinner parties, and the bedrooms finally felt like home, not a flip.

A lived-in home needs to compete like new

AFTER

BEFORE

BEFORE
A lived-in family home with great bones but too much personality for the market. Everyday life had blurred the property’s potential, furniture placement limited flow, and personal decor distracted buyers from the home itself.

AFTER
We re-did the space while the owners still lived there. Key pieces were removed, new neutral furnishings and art brought cohesion, and we styled around the home’s strongest features rather than fighting them.
Showings increased immediately, and the listing began performing like a move-in-ready home. Staging reframed it from “someone else’s house” to “our next home”.

"Cannot put into words how much of an asset Block & Barker is to my real estate business."

I’ve used them for several listings now and they have a true eye for detail and can make any vision come to life. They take their time when staging and never look to rush a project.
Working with Georgie and Pete never feels transactional and I will continue to use them for every single one of the listings!!!

Staging is not for you if:

You want your listing to keep rotting on page twelve of Zillow because beige walls and a lonely sofa totally scream premium.

You’re emotionally attached to the IKEA Lack table you bought in 2014 and refuse to accept that buyers don’t share your nostalgia.

You get a thrill from negotiations where buyers try to bully you into dropping twenty grand because they “just don’t feel it.”

You want to keep guessing why nobody is booking showings instead of having a clean, obvious solution backed by results.

We’re the stagers for you if;

You want your listing pulled out of page twelve oblivion and pushed into the spots where buyers actually look.

You want the sentimental clutter gone so buyers fall for the space, not your memories.

You want design choices that are strategic, not random decor thrown around for vibes.

You want negotiation power because buyers see an asset, not a fixer in disguise.

FREQUENTLY ASKED QUESTIONS

  • Most of the homes we stage aren’t at first.
We’ll walk through together and decide what stays, what goes, and what gets replaced to make the space feel cohesive and market-ready. The goal isn’t to erase what’s there, it’s to elevate it.

  • We’ll guide you through what to store and what to keep so the layout and flow photograph beautifully. You’ll know exactly what to do before staging day.

  • We normally book projects a few weeks in advance, so it’s always best to reach out early.

  • Then congratulations! That happens often, and it’s a good problem to have.

If your home goes under contract early, we’ll coordinate pickup around your timeline.

  • Yes. Staged homes photograph better, attract stronger offers, and spend less time on the market.
The investment usually pays for itself, and then some, because design directly impacts perceived value.

  • Both. We collaborate closely with realtors, investors, and homeowners preparing to list.

If you’re not sure where to start, we’ll help you figure out what makes the most sense for your property.

  • Our install fee includes the first month of staging. We also offer month-to-month if additional time is needed.
